The Plumbing Stages of a Bathroom Renovation

Assessment comes first, then the strip-out, the rough-in, the fit-off, testing, and the Form 4 at the end. Here's what each stage involves:

  1. Assess and strip out

we check the existing pipework, plan where each fixture will land, then isolate and remove the old ones.

  2. Rough-in

we lay the new water and drain pipes before the linings and tiles go on.

  3. Fit-off

once the tiler and cabinet maker finish, we connect the mixer, pan, spouts and tapware to the pipes left waiting.

  4. Test and commission

we pressure-test the new lines, check every joint, and run each fixture before handover.

  5. Notify

the Form 4 goes to the QBCC to close the job out.

Waterproofing, tiling and carpentry belong to other trades, and they fill the gap between our two visits.

What Decides Whether a Fixture Can Move

Yes, when three things agree: where the drain sits, how the floor is built, and whether the waste pipe keeps its fall.

A concrete slab limits how far the drain can shift, because moving it means cutting and re-laying. A timber floor gives more room to work underneath. We measure all three before the demolition hammer comes out.

Moving a fixture to a new spot is notifiable work too, which keeps it inside the licensed framework. A shower that stays put and just needs a fix is a smaller job, covered on our shower repairs page, and adding a tub is covered under bath installation.

Which Paperwork a Bathroom Renovation Needs

For a home that's already standing, renovation plumbing is notifiable work: only a licensed plumber may do it, and no permit from council is needed. A Form 4 then closes the job off with the QBCC. The details:

  • The plumber lodges the Form 4 inside 10 business days of completing the work.
  • A copy goes to you, the owner, or to whoever hired the plumber.
  • The QBCC's online registers list a plumber's licence status and the Form 4s logged for an address.
  • An owner can ask council to inspect the work while the job is on foot.

Two situations change the rules. Some apartment renovations are trickier and require a council permit instead. Adding a fixture where several lots share one drain, or on a dual reticulated supply, is permit work, so the plumber applies to council before starting.

Fixture Labels and Temperature Limits

Taps, showers and toilets all need two marks before they go in: WaterMark certification, plus registration with the Water Efficiency Labelling and Standards scheme (WELS).

The star minimums, four stars for toilets and three for showerheads and tapware, attach to new homes only, so a renovation is free to choose any registered product. A fixture installed for washing people brings the temperature control device requirement with it, capping hot water at the tap at 50 degrees Celsius. Changing a tap washer alone, or a shower head, doesn't trigger it.

At commissioning we confirm the water leaving each outlet stays within the limit the plumbing code allows.

Planning the Plumbing Before You Demolish

The price turns on four drivers: how many fixtures move, what condition the pipes are in, the access, and the paperwork.

  1. Fixtures that move

keeping the pan, basin and shower where they sit costs least, because shifting any of them adds pipework and floor work.

  2. Pipe condition

corroded galvanised lines or weeping joints add replacement work to the job.

  3. Asbestos

most homes built before 1990 contain some, so a reno on one needs extra care and can add cost.

  4. The Form 4 fee

the contractor lodges the form and pays the fee, and that cost can flow through to you.

  5. Access

a room already stripped is quick to work in; pipe buried behind finished tiles is slower.

A straight vanity and basin swap without moving anything is a lighter job than a full reno.

Old Galvanised Lines Behind the Linings

The pre-1947 houses on Hayden and Forrest Streets can still carry galvanised steel supply lines behind their original linings. Those pipes narrow with internal scale, so the flow at the tap drops away well before any leak appears.

A reno is the moment to deal with them. With the linings already off, replacing a galvanised line is quick work, and the new pipe restores the flow the old one was choking.

Renovation Plumbing Questions Answered

Call (07) 3523 7172

What's a Form 4, and do I receive one?

A Form 4 is the notice the QBCC receives when notifiable work finishes on a property. Your plumber lodges it inside 10 business days of completion and gives a copy to you, or to whoever hired them. You can also request one from the QBCC directly.

What do rough-in and fit-off actually mean?

Rough-in is the first plumbing stage: the supply and waste lines are laid before the wall and floor linings close over them. Fit-off is the second stage, where the fixtures and tapware connect to those lines once the room is lined and tiled.

How much does renovation plumbing cost in Nudgee?

Four things drive the price: how many fixtures move, the condition of the pipes, the access, and the paperwork, including the Form 4 fee that can pass to you. You get a fixed quote before any work starts.

Do WELS star minimums apply to my renovation?

No, the minimum star ratings only attach to newly built homes, so a renovation can pick any registered product. Every tap, shower and toilet you fit still needs its WaterMark certification and its WELS registration.

Is asbestos a risk in an older Nudgee house?

Yes, most homes built before 1990 contain some asbestos, so a renovation on one needs extra precautions and can lift the cost. Tell us the age of your house when you book and we'll plan around it.
